The Role
The BIM Specialist role generally involves modeling of different trades (MEP), depending on background and project scope (specific zones or entire buildings).
The position requires a high level of modeling quality (expertise, technical knowledge, LOD and QAQC capabilities) and greater autonomy in self-management.
A BIM Specialist helps prevent client problems by detecting conflicts during the initial information review, modeling, and coordination phases.
Responsibilities
- Model MEP trades (HVAC, plumbing, and related systems) to meet project scope and client requirements.
- Ensure high-quality modeling with appropriate LOD and QAQC checks.
- Self-manage modeling tasks and study necessary information for each trade.
- Identify and resolve clashes and coordination issues during design review and coordination phases.
Qualifications
- Minimum mandatory requirements:
- Excellent level of English (spoken and written) required; candidates must be able to communicate fluently with native and non-native speakers.
Candidates without this requirement will NOT be considered.
- Solid experience modeling HVAC and plumbing in Revit for commercial, industrial, healthcare, and residential construction, including process piping, ductwork, sheet metal, mechanical equipment (pumps, AHUs, RTUs, chillers, boilers), domestic water, sanitary drainage, gray water, stormwater, medical gases, compressed air lines, pumps, heaters, and hangers.
- Experience coordinating or clash-detecting through Navisworks (Revizto acceptable but Navisworks prioritized); knowledge of BIM coordination, clash reports, QAQC, and model accuracy.
- A mechanical or civil engineering bachelor’s degree (architects considered only if they have extensive experience modeling and coordinating MEP trades).
- Desirable requirements:
- Familiarity with BIM add-ins (e.g., Evolve, SysQue, Fabrication Parts).
- Experience in conceptual design / BIM Design assist.
- AutoCAD Plant 3D knowledge.
- Dynamo/Python knowledge applied to BIM.
- On-site/field experience.
- Ability to produce detailed models with real-world fittings and connection types.
Note: If you don’t have experience working with Revit in formal jobs, it will be hard to consider your profile.
