Assistant Property Manager (Must have AppFolio software experience).
Full-time position in LATAM.
Schedule: 8:00am to 5:00pm or 9:00am to 6:00pm EDT.
Salary: $7 to $8 per hour.

Role Overview
A growing property management company based in Philadelphia, PA, managing a portfolio of over 330 units across 100+ properties.
We are seeking a highly capable, full-time Operations & Property Management Virtual Assistant to join our team on a trial basis, with potential for permanent hire.
This role supports a small, busy team by handling routine, critical administrative tasks and helping streamline operations and tenant communication.
Key Responsibilities
- Tenant Communication: Primary point of contact for rent collection calls, notices, and scheduling tenant appointments.
- Ensure housing requirements and licensing compliance.
- Manage and file diversions and evictions.
- List units for rent, follow up on leads, and schedule showings.
- Screen prospective residents and process applications.
- Prepare lease documentation.
- Schedule move-in and move-out inspections.
- Oversee maintenance requests, assign work orders, and follow up on completion.
- Maintain online filing systems.
- Assist owners with property-related projects.
- Administrative Support: Manage rental portfolio across over 35 LLCs with attention to detail.
- Ledger & Rent Roll Management: Review tenant ledgers and rent rolls, note in AppFolio, and follow up on rents due.
- Philadelphia-Specific Tasks: Handle tasks unique to Philadelphia, such as filing diversions, renewing rental licenses, and uploading lead certifications.
Qualifications & Skills
- Proficiency in AppFolio: Must be proficient in using AppFolio for property management operations.
- Proficient in Google Drive and MS Office.
- Strong oral and written communication skills.
- Bilingual (Spanish/English): Ability to speak, read, and write in Spanish is required for tenant communication.
- Property Management Experience: Prior experience in property management, preferably in the United States.
- Attention to Detail: High level of detail for managing ledgers and legal filings.
Preferred Qualifications
- Philadelphia Knowledge: Familiarity with Philadelphia landlord-tenant laws and processes (rent roll, notices, rental license renewals, lead certifications, eviction process).
- Experience with Scattered Housing: Portfolio of scattered housing (single-family homes and duplexes) experience is a plus.
